Concepts and Scheme Design

This is the initial design which includes the style and scope of work. After a survey of the proposed project area, initial drawings are prepared, usually one elevation and floor plans, the elevation can be water coloured allowing an aesthetically pleasing illustration. Concept drawings can be used for discussion and amendment and can be presented at a pre-application meeting with the Local Authority.

Planning Applications

Provision of planning drawings suitable for a planning application and liaison with Local Authority over planning issues, guiding the project through the planning process on behalf of our client. This includes all types of residential planning applications.

Building Regulations

Preparation of drawings for submission to Building Control, detailing the construction of the proposed building within the Building Regulations.  Regulation drawings can be used for issue to builders in order for them to tender for the project.

Tender Action

Should our client need a builder we can vet a selection of local building contractors, usually a minimum of three, a tender package is produced including drawings and specification for the builders to prepare a quote.  Together with our client a contractor is selected and awarded with the project.

Contract Administration

A contract between our client and the successful building contractor is formed, including costs and time periods, thereafter we can administer the build on behalf of our client including visiting the site at regular intervals.  This also includes checking the build quality and overseeing valuations (contractor’s invoices/payments).
